Kingdom Hall (Memorial Hall) proposed demolition and redeveloment - Planning Applications withdrawn


The Planning Applications CB/11/01495 & 1496 were withdrawn on the 31st August 2011.

Reading the online documents I think at some stage there will be another application.

Following the publication of the applications there were a number of objections and comments and it was at this stage that the Central Bedfordshire, Principal Conservation Officer became fully aware of the historical significance of the building. Having said that he says that the building is unexceptional in architectural terms and thus could not be considered eligible for listing. It was not identified as of local interest in the 2005 Conservation Area Appraisal.

He goes on to say that on that basis it would be difficult to resist redevelopment so long as the replacement is of clear high quality.

There appears to be a number of problems with the proposed design. The proposed roofing material and ridge / hips were not acceptable, other aspects were unresolved, the porch roof form, soffit of eaves overhang, brick detailing around doors / windows. There was also concern about the removal of trees and shrubs on the Shortmead Street boundary without any proposed replacement.  

CBC commented that it might be better to withdraw the application rather than get a refusal, so that the points of concern could be addressed  and the design refined.
